Manufactured or prefabricated construction and manufactured homes.

Does any one regulate or not allow:
- Manufactured homes
- Manufactured or prefabricated construction.
Currently we do not allow either one.
Just want to confirm what other communities are doing.

Per zoning, temporary/roll-up type not allowed, but permanent modular/premanufactured is not prohibited. But plumbing must be exposed to be inspected by state licensed inspector, and non-flexible piping and duct system for electric and mechanical local amendments make it challenging to accomplish this. For commercial properties, we do not allow 'storage container' style construction (at least not without aesthetic screening of some sort).

Mobile homes generally not pursued here due to zoning limitations our conduit requirement. Prefabricated construction would be permitted with certified inspections per ICC but conduit requirement limits this as well in practice. @ Stephen Capela please share...

No on manufactured, but maybe on modular. If it meets our local amendments, we would consider third party certification.

We left out the appendix for manufactured homes from our adoption of the 2021 IRC. I looked into the topic recently and I believe there is federal preemption that prohibits local units of government from further regulating mobile type homes. There is a document that the IDPH put out to help clarify the various types of mobile/manufactured/modular housing and what authority has jurisdiction over these. I can share if you'd like a copy.
